How Much Does a Transaction Coordinator Cost?

In general a Dallas contract to close assistant can vary greatly in cost. Many places large brokers will end up hiring an onsite Real Estate Assistant which can be very expensive. Not only is the cost higher but benefits must be paid and if there is a lack of work the assistant could be paid for doing little to nothing.


For Firms that hire an external coordinator often times files are charged hourly and the services are limited. At Your TC Girl we do not feel this is right. That is why we not only charge a flat fee of $425 dollar per contract but offer a guarantee. To put it simply if your contract does not close we do not get paid

• Review all contract documents, including purchase agreement, counters, and agency disclosures. Ensure completion and obtain any missing signatures, dates, etc.

• Assist with the opening of escrow.

• Provide a brief transaction timeline to all parties.

• If representing seller – send buyer’s agent the seller’s disclosures and reports within the 7 day timeframe (or per contract guidelines)

• If representing buyer –Ensure EMD and option get delivered to Title. Follow up with listing agent regarding disclosures. Once received, review for completion, request revisions as needed and once complete send to buyer and agent to review and DocuSign.

• Order the home warranty, if applicable.

• Schedule termite repairs and obtain clearance documentation as needed.

• Keep track of contingencies. Alert agent of upcoming contingency dates and other important deadlines.

• Send reminders to agents regarding MLS status change.

• Communicate with lender as needed for updates regarding loan status, appraisal and closing date.

• Communicate with escrow to ensure that they have the documentation needed for their file.

• Ensure that escrow is aware of any credits by sending addenda, as applicable.

• Upload all documents into the document management system of your choice, or one that is required by your broker.

• Produce a commission demand for your broker to review and sign, if applicable.

• Upon close of escrow, review the transaction file for completeness. Obtain final closing documents from escrow. Submit file for final review

• Confirm we have all documents, completed correctly and all signatures are where they need to be.

• Enter the listing in the MLS with details provided by the agent

• Once documents have been completed, I will set up an appointment for the photographer

• Upload the photos/create the description for each photo

• Create your listing social media photo or flyer (templet proved by agent, or we can create for an additional cost)

• Set up showing with the platform of choice (showtime)

• Set up the listing on the agents' broker compliance platform. (zipform, skyslope, dotloop, back agent, etc..)
